The Village of Peoria Heights has approved the infrastructure work in scope and "trigger timeframe" which means certain items are kicked off at certain times. Currently, the construction of the condo building has kicked off the design of the infrastructure. So we are working with the Village of Peoria Heights and their engineer, Herman & Associates, to design the streetscape, street lighting and ensure all the topography and all the details are ironed out and well thought out. We are in this phase of the infrastructure work right now. On the condo building, we already went ahead and asphalted the alley on both sides in order to reduce the inconvenience of the infrastructure work and ensure access to the condo building throughout it. Once the infrastructure design is finalized, we will have more of an update on the timeframe for the commencement of construction.
More than likely YES! The infrastructure work is estimated at over $1.5M to complete and will include new roads, infrastructure (water, sanitary, etc), sidewalks on both sides of the street, widening the street to allow for parking on both sides of the street and 2 way traffic flow, street lighting, and much more! So we have currently listed the townhome lots and condo units at "pre-infrastructure costs" and basically at our construction costs in order to get those who are interested in the whole Samuel Avenue Development vision a chance to get in on the ground floor at costs.
